Rents

Rent at the Athens Housing Authority is based on a choice. Families may select a rent that is based on 30 percent of the adjusted annual income or a rent that is based on the market rate for a comparable housing unit in the community. This is called flat rent. If a family selects rent based on 30 percent of their adjusted annual income, their income and family composition will be reviewed annually. As a family's income grows, their rent will be adjusted to reflect that increase in order to better prepare the family for entry into the private rental market or homeownership. Families selecting the flat rent option will have their family composition verified annually; however, their rent payment will be stabilized for three years without income verification. After three years, the rent will be adjusted to reflect the increase in the market value of the housing unit.

In either rent structure, if a family's income decreases because of a job loss or an illness, the rent payment is reduced once the head of household reports this information to the Occupancy Office staff.

Flat rents are as follows:

Bedroom Size Flat Rent Range *
Efficiency $210 - $241
1-Bedroom $283 - $344
2-Bedroom $325 - $396
3-Bedroom $348 - $455
4-Bedroom $436 - $522
5-Bedroom $500 - $567
6-Bedroom $500**

* Flat rent will vary depending upon apartment size and neighborhood.
** Six bedroom apartments are located in J.R. Wells and Nellie B neighborhoods. Interior modernization has not started in these communities; therefore, this is reflected in the rent structure until renovations are completed.
